Painters for the Freeman Area, Both Sides of It

Freeman takes its name from the road running through south Spokane County that ties Rockford, Valleyford and Mica together. There is no real town center — properties sit dispersed across farmland rather than on lots, which is why a quote here depends far more on where a house sits than on what it is. West and south of the road it is open Palouse: rolling wheat ground, big setbacks, and essentially no wind shelter. Those houses are fighting UV and wind, and they wear asymmetrically — the south and west elevations chalk and fade while the sheltered sides stay sound for years longer. Painting all four on the same cycle is often money spent for no reason. Push east toward Mica Peak and the problem inverts. The ground rises, timber closes in, and the issue stops being sun and becomes shade and moisture. North-facing walls under tree cover stay damp long enough to grow mildew, and mildew is a living thing — coating over it does not kill it, and it comes back through a new film within a season or two looking like paint failure. Those houses need proper treatment and rinsing before anything else happens, which is a different job from the one three miles west. So the honest answer to "what do you charge per square foot out here" is that it depends which of those two properties you have.
