My house is from 1963. Does it have lead paint, and will you still take the job?

Pre-1978 is the line, so assume it is possible until a test says otherwise. Our answer depends on what the job needs. We do not take on homes with known lead-based paint where the work means disturbing those old layers — that is EPA RRP-certified work and you want a contractor who holds that certification. If the existing paint is sound and we would simply be coating over it without cutting in, that is a different conversation and worth a look. Either way you will get a straight answer on the first visit, not after you have paid for anything.

Our 2004 Greenacres house is bubbling near the outlets. What is that?

Almost certainly a bare cut end on engineered siding. When a board is trimmed on site and the cut is not primed, that raw edge drinks water, swells, and pushes the coating off around it. It looks like a paint defect and it is really a sealing defect. The fix is to cut out the damage, seal properly and recoat — but only after every other unsealed cut on the house is found, or you will be back in two years.

Can we paint our vinyl siding a darker color?

Within limits. Vinyl expands with absorbed heat, and going significantly darker than the original can warp or buckle the panels — that is a siding replacement, not a repaint. Vinyl-safe formulations reflect more infrared and give you some room to go darker, but not unlimited room. We would rather narrow the palette at quote stage than hand you a warped wall.

Half our siding looks fine and half is peeling. Do we have to do all of it?

Often not. If the sound elevations are genuinely bonded we can leave them and do the failing ones, which on Valley ranches is usually south and west. The tradeoff is sheen and color variation between old and new, which is more noticeable on a flat finish than a satin. We will show you the difference on site before you commit either way.

Painters for Spokane Valley Homes, Old and New

A 1961 ranch in Opportunity and a 2004 build in Greenacres are not the same job. Different siding, different failure modes, different legal requirements. Most of what goes wrong in the Valley comes from treating them as if they were.

Two Valleys, two completely different paint jobs

Opportunity, Dishman and the older Trentwood streets were largely built out between about 1950 and 1970. That means real wood siding, often cedar, and it also means the paint in the lower layers is very likely pre-1978 — which raises the lead question before anything else does. Here is our honest position on that, because you should hear it before you spend time on a quote rather than after. We do not take on homes with known lead-based paint. If your Valley ranch tests positive and the job needs the old coating disturbed, we are not the right contractor and we will tell you so on the first visit — you want someone EPA RRP-certified for that work. Where it is a different conversation is if the existing paint is sound and the job is adding new coats over the top without cutting into what is underneath. That is a lot of Valley houses, and we are glad to look. What we will not do is quote you an aggressive strip-back on a 1960s home and stay quiet about what is in the old film. The other thing about the older Valley stock is that cedar that has been repainted five or six times is carrying a lot of film. When that many layers start letting go together, spot-patching is money thrown away — the new coat is only as sound as the oldest layer under it. We would rather tell you that one elevation needs taking back to substrate than sell you a repaint that fails in year three. Greenacres, Ponderosa, Chester and the newer East Farms builds are a different problem entirely. Most are engineered wood — LP SmartSide and similar — or vinyl. Engineered siding is dimensionally stable as long as its factory edges stay sealed, and it fails wherever a cut end was left bare: around outlets, at rake ends, anywhere a trim carpenter trimmed a board on site and did not prime the cut. Those swell, then wick, then blow the coating off around the swell. Finding and sealing bare cut ends is most of the prep on a 2000s Valley house. If your siding is vinyl, there is a hard limit worth knowing before you fall in love with a color: going meaningfully darker than the original absorbs more heat than the panel was engineered for, and it can warp or buckle. Vinyl-safe formulations exist and we will use them, but they constrain the palette. Better to hear that now than after the deposit.
