Mica sits at the foot of Mica Peak, in the wooded hill country southeast of Spokane where the suburbs give out and the Palouse has not yet begun. Tree cover is the defining feature of most properties here, and it is a genuine asset — shade, privacy, and considerably less UV load than an open lot ever gets. The cost is contact. Anything resting against a wall — a shrub grown into the siding, a branch reaching the eaves, ivy, a woodpile stacked against the house — does three things to a coating at once. It holds moisture against the surface long after the rest of the wall has dried, so that spot stays damp for hours or days longer than anywhere else. It blocks the airflow that would otherwise dry it. And in wind it moves, abrading the film in exactly the place already staying wet. That combination is why failures on wooded lots are so often local and oddly shaped rather than spread evenly across an elevation — you can usually work out what was touching the house from the pattern left behind. So the cheapest maintenance available to you here is a pair of loppers. Cutting growth back to leave a clear gap of a foot or more around the siding, keeping branches off the roof edge, and moving stacked wood away from the wall will do more for the life of an exterior coating than upgrading to a more expensive paint would. We would rather tell you that than sell you the upgrade. Beyond clearance, shaded walls here stay damp longer after rain than open properties do, which mostly affects timing — a surface can look ready while it is still holding water, and coating it then is a bonding problem that shows up years later.
