Otis Orchards sits about fifteen miles east of downtown Spokane, between the edge of the Valley and the open country running toward the Idaho line. Larger lots, mature trees, older houses mixed with newer building. The useful thing here is the calendar. At roughly Valley elevation and without the exposure that north county gets, the workable exterior window runs from late April into October — comfortably wider than Deer Park's mid-May to mid-September, and dramatically wider than Elk's three months. Most homeowners never think to use that, because everyone assumes painting is a July activity. It is worth thinking about, for two reasons. Peak summer is when every contractor in the county is fully booked, which means longer waits, less flexibility on dates, and crews under schedule pressure. Late spring and early autumn here are genuinely viable, generally quieter, and the moderate temperatures are often better for application than a run of ninety-degree afternoons — coatings applied onto a wall that is too hot dry before they can flow out and level properly, which is its own quality problem. If your project can move, moving it away from midsummer usually buys you a better job rather than a worse one. The constraint on the early end is moisture rather than temperature. Late April is fine as long as the substrate is genuinely dry, and after a wet spring siding holds water considerably longer than the air suggests — especially on north elevations and under the mature tree cover a lot of these lots have. That is a question of checking rather than guessing, and it is why we would rather look at a property before committing to an April date than promise one in February. Out toward East Farms the tree cover thins and the exposure opens up, so those properties behave more like open country: harder UV and wind on the south and west, and correspondingly faster wear on those two elevations than on the sheltered sides.
