The other place these houses fail is predictable enough to check from the driveway. Fiber cement is stable across its face and vulnerable at its edges: the butt joints where two boards meet in a run, the cut ends around outlets and hose bibs, and anywhere the bottom course sits too close to grade and wicks moisture up out of the soil. Damage clusters at those points while the middle of the wall looks perfect. Anyone bidding this by measuring square footage and multiplying is not bidding the part that matters. Several Liberty Lake neighborhoods run architectural review under their CC&Rs, and where that applies your color has to clear a committee before a brush moves — a step that runs on the committee's calendar, not ours, and can be the longest single item in the project. It is worth checking your own covenants early rather than at deposit stage.
