Medical Lake is a small city about fifteen miles west of Spokane, built around its lake and holding onto a quieter character than the growth around Airway Heights would suggest. The housing is mostly established: mid-century homes, older two-stories near the core, and newer construction filling in around the edges. The thing worth saying about painting here is unglamorous. A coating can only bond to what it touches, and on an exterior that has been standing for years what it touches is not really the old paint — it is a layer of chalk, pollen, road film, and near the water, biological growth. Put a premium product over that and it is bonded to the dirt, not the house. That failure is invisible for two or three years and then presents as sheeting or peeling that looks like a paint defect. Washing and rinsing are not the same job, either, and the distinction matters more than the equipment does. Pressure alone will move growth around and drive water into the siding without killing anything, because mildew is alive and needs treating rather than blasting. Meanwhile the chalk on a sun-faced wall needs agitation and a proper rinse to actually leave, not just to be wetted and left to dry back down in place. The test costs nothing: run a hand down a south wall and look at your palm. Around the lake there is more of all of it — more moisture, so more growth, particularly on north elevations and anywhere shaded. Out toward the open plain the balance tips the other way, toward chalk and wind-driven grit. Same town, two different washes.
